Tim has been a licensed Realtor since 1983. This means I am pretty good at what I do. Rather than you telling how great I am, I would rather tell you what I can do for you:
Seller: Most Realtors will tell you they can sell your home for top dollar. This is true if your home is in turnkey condition, updated, and has a great location. If not, it’s probably not going to sell for the top $$. It’s going to depend on the home’s actual condition and location. I do a 2-step market analysis. The 1st time I come out, I walk through your home, look at all the rooms, take some cell phone pictures, so I won’t forget what I saw. Once I walked through and also looked at the front and backyard, I will set up another appointment to come back and go over the active and sold comps in your neighborhood, compare them to your home. Then I will give you a suggested list price and sale price of your home’s current condition. I will also include a net sheet that contains all the cost of selling and how much you will net on the sale. I will also give you suggestions on what to do to improve the value, what you can do to stage the home. I can you approximate cost of what updates will cost you and at that point we can see if it’s worth doing the updates and repairs or if it makes sense to sell in its current condition. I will always let you know what I think is the best thing to do and then it is up to you decide.
Buyers – Tim has been a Realtor since 1983 and Stacy has been a Realtor since 1999. We’ve been doing this for a long time with buyers. “We work at your pace, not ours,” We will never try and sell you a home. We will show you as many homes as it takes to make sure you get the one that checks off most of what you are looking for. I do not think anyone ever gets 100% of what
they are looking for, but we will try and get you in the 95% range. As we see homes we will let you know what we think is good, what we think will need repairs soon, overall condition of the structure and how good the location is.
